FAQ - Apartment Rental Frequently Asked Questions
1. Is a Security Deposit required and if so how much is the Security Deposit?
Yes, a Security Deposit is required and it is always the same amount as the monthly rental rate.
2. What is the standard Lease term?
We like to see a lease term of 1 year; shorter terms are avaiable but at slightly higher rates.
3. Are pets allowed at the apartment rentals and townhome rentals?
Cats and dogs standing no taller than 14" high and weighing no more than 25 lbs. are
permitted. (Pet fee and monthly pet rent required) (Please no pets allowed at Carriage Hill

4. Is there an Application process to obtain an apartment rental with First Troy Corp. Rentals?
Yes. Every Applicant is required to fill out an application and is subject to a credit check, rental
reference check, employment verification and background check.
5. Are any utilities paid for any of the apartment rentals or townhome rentals?
At some of the rental properties the water, sewer and trash are paid. The following rental
apartments pay the water, sewer and trash:

6. Do I need to puchase a Renters Insurance Policy?
No, but it is highly recommended that you do so. Click here for more info on the importance to have

7. What are the duties for a Tenant under the Ohio Landlord Tenant Law?

8. What appliances come standard in most First Troy Rental Apartments?
All apartments come with self-cleaning oven, frost free refrigerator and garbage disposal. The
majority of apartments come equipped with a dishwasher also. Almost all of the apartments have
washer and dryer hookup, We provide many apartments that have the washer and dryer hookup
with the actual washer and dryer to minimize damage to the vinyl flooring from moving the washer
and dryer when a Resident moves in and moves out. All of First Troy Apartments have either
central Air Conditioning or a wall unit Air Conditioner.
8. Do you offer furnished units or furnished housing for individuals or corporate employees coming
to the area?
Yes, we can provide either individuals or corporations a very good alternative to Extended Stay
Motels that provides a more "home like" feeling and usually for less cost than an Extended Stay

9. What are some of the criteria an Applicant needs to meet in order for their Application to be
Accepted?
The Applicant needs to have a Credit Score of 580 or higher. A score between 500 to 580 will be
considered if the Applicant's other criteria is strong. The Applicant should have a Minimum Tenure
on Current Employment or Previous Employment of atleast 1 Year. The Applicant should have an
acceptable previous rental reference(s) matching those listed on their Credit Report from the
Credit Bureau. The Applicant's Weekly Income before Taxes needs to be Equal to or Greater than
the amount of the monthly rent for the Apartment or Townhome being applied for. For example, if
the Apartment rents for $489 per month, then the Applicant should make weekly before taxes atleast
$489.00. Having a good rental reference from a rental company indicating that the Applicant paid
their rent in a timely manner and vacated the unit with no damages is very important to First Troy
Corp. Rentals.
10. How do I apply to rent a home, townhome or apartment?
Please call our office to set an appointment with a Leasing Agent to view the Property you are
interested in. Upon viewing the property, you can complete an Application with the Leasing Agent.
Applications are processed "first come, first served". The Application received first will be
processed first.
11. Who must complete an Application and what are the requirements?
All adults age 18 and over must present photo identification and complete an application. The
Applicant's Weekly Income before Taxes needs to be Equal to or Greater than the amount of the
monthly rent for the Apartment or Townhome being applied for. We will check your landlord and
employment references to determine your ability to pay the rent on time and to take care of the
property.
12. How much is the Application Fee?
All individuals completing an Application must pay a $30 non-refundable fee with the Application.
13. What does the Application Fee cover?
The Application Fee will cover the processing of credit, employment, background check and
residential history. We use CBI/Equifax and National Tenant Network to help process the
background check.
14. Do we need “perfect credit” to qualify?
No, but good credit is always helpful.
15. How long does it take to get “approved”?
Usually we can complete the approval process within 24 hours from when the completed
Application has been submitted to us.
16. What if my application is denied?
The Application fee is spent when we process the credit check and perform the background check.
This is why the Application fee is non-refundable.
17. What are the total move-in fees?
The Security Deposit is due at the time that the rental lease is signed or most preferably after your
Application has been fully approved and before we have drawn up the required Lease documents.
We cannot "hold" an apartment without first having the Security Deposit being paid by you. If you
move in after the first day of the month, you will be charged only a pro-rated amount of rent for the
remaining days of that month for which you move in.
18. How long is the lease period?
Generally our leases are for a period of no less than 12 Months.
19. When is the rent due?
Rent is due prior to the first day of each month. A $50.00 late fee is assessed if we have not
received your rent prior to the first day of the month. The late fee increases by $5.00 per day after
the 5th day of the month until the rent is paid.
20. What are the Penalties for early breaking of the lease (Rental Agreement)?
If you decide to move out prior to the end of your lease term then you will be required to give us 30
days written notice and we will start showing your rental to prospective renters in hopes of re-
renting your rental for you. You also will be responsible for all monthly rental payments remaining
on your Rental Agreement to be paid to us in a timely manner. You also are required to keep ALL
utilities in your name until the end of your Rental Agreement. If your rental should re-rent before
the end of your Lease, you will no longer have to make the monthly rental payment (assuming the
new renter makes the payment) and you will not have to have the Utilities in your name once the
apartment has been re-rented before your Lease expiration date. There are also may be additional
leasing, showing and advertising fees that will apply as specified in your Rental Agreement. We
follow the Ohio Landlord Tenant Laws at all times and your Rental Agreement as well. Please refer
to your Rental Agreement and not this website concerning all the details concerning Early breaking
of your Rental Agreement.
21.How much is the Non-Refundable Pet Fee?
The Pet Addendum will show the Non-Refundable Pet Fee as $350 per animal.
